Are Roof Leaks Covered by Your Homeowner’s Insurance?
Feb 17, 2020

Understanding What Roofing Issues Are Covered by Insurance

When you first hear the drip of a roof leak or see the discoloration that accompanies it, it can be a real wake-up call. After all, roof replacement services are a big investment and can have a serious impact on your routine while the issue is addressed. While leaks can be caused by anything from severe weather to the presence of rodents, there is a possibility that your homeowner’s insurance can help cover some or all of the cost to repair!

Are Roof Leaks Covered?

As you can imagine, determining what your insurance will or will not cover is not always the most straightforward process. Homeowner’s insurance rarely, for example, covers issues that develop over time.

Some of the most common forms of damage that insurance will not cover include:

  • Damage from pests
  • Damage from normal wear and tear
  • Damage resulting from neglect
  • Fungus, mold, and rot

However, if the damage occurred due to a fallen tree branch, high winds, or intense rain or hail, you are much more likely to successfully file a claim.

How the Insurance Claim Process Works

After the damage occurs, it is important to report the incident to your insurance company immediately. Then, find a roofing contractor you can trust to help you assess the damage and determine if you may be eligible to file a claim. Be sure to take many photos of all visible damage, from all angles.

It is a good idea to take the time to understand what your insurance does and does not cover before any damage takes place, so you know what to expect. That said, many insurance policies will provide full coverage for the cost of the replacement. In general, you can expect your roof to be covered for its actual cash value – this refers to the full amount that the roof is worth, minus the depreciation caused by standard wear and tear.
